Warranty Deed
A deed in which the seller guarantees that they hold clear title to a piece of real estate and have a right to sell it. It is protective of the buyer and ensures the buyer of a clean and unquestionable title.
Deeds Registration System
A system that records deeds and provides a method for determining priority of interest. Advantages include a trace of historical transactions and ability to establish a chain of title.
Torrens System

Adverse Possession
A legal principle that allows someone to claim ownership of land under certain conditions, such as continuous and open possession for a statutory period. It simplifies land ownership in cases of neglect and can resolve long-standing occupation issues.
